The project
The Title Grass is a residential development by Nai Yang Beach in north Phuket, built by Rhom Bho Property PCL, the listed developer behind The Title. Environmental impact report 256907-89 was filed in July 2026 and is under review; as of 20 October 2026 construction has not started.
This is the project's earliest public stage. Rhom Bho's neighbouring projects in the same subdistrict cleared review in 3–5 months, so a decision on Grass can be expected around the end of 2026 or early 2027. That is a benchmark from the developer's track record, not a date from any document.
The register records the building not as a condominium but as a residential building under the Building Control Act. In practice that usually means leasehold, a long-term lease rather than outright ownership. We confirm the form of ownership with the developer at launch, as registration can change before completion.
The developer has not yet published prices, floor plans, the number of floors or units. We track the project from primary sources and update this page as soon as data appears; the first list gets it the same day.
The Title standard
The developer has not published Grass's facilities yet. But Rhom Bho uses one formula across its resort projects, and it shows the kind of product that usually comes to market.

Why now
Grass is at the very start: the review is under way and sales have not opened. On The Title projects the best units and the lowest prices go in the first weeks of pre-sale.
At the latest launches in the series (The KUARTZ and FIZZ, October 2026) the developer gave a fixed launch discount by apartment type, from ฿200,000 to ฿500,000, plus a further 5%. Grass terms will be announced at launch.
Construction has not started, so the whole stock goes on sale: the best floors, views and layouts. A month after launch the choice is usually much narrower.
Typical of The Title: a booking deposit and 4 interest-free payments of 25%, the last on handover. Most of the price is paid as the building goes up.
Rhom Bho Property trades on the Stock Exchange of Thailand (TITLE) and is controlled by AssetWise PCL (SET: ASW). Its reports are public and its finished buildings can be visited.
Floor plans and prices
The developer has not published the price list or floor plans yet: the project is not on sale. We will send them on release day.
The Title Olive in Nai Yang (on sale, completion Q4 2028) sells from about ฿123,000 per m², against ฿180,000–250,000 in Bang Tao. This is not Grass's price but the level of the developer's new builds in the area.
Payment plan
The typical The Title plan has no interest and no bank: a booking deposit and four equal payments tied to construction stages.
Typical of The Title: these are the developer's current terms for The Title Olive in Nai Yang (฿100,000 booking, payments 7 months apart). Grass terms are confirmed with the price list; we will send a personal schedule for your unit.

Nai Yang
Sakhu is the Nai Yang Beach area, one of the quietest beach districts on the island. The shoreline is part of Sirinat National Park and protected from dense development, so there will be no high-rises by the sea. Phuket International Airport is in the same subdistrict.

In autumn 2026 a shopping centre of about 7,000 m² opens in Nai Yang, five minutes from the airport. For a district that has had no large retail until now, it is a noticeable change and an argument for tenants.
The developer has not shown the exact plot yet, so we do not publish distances from Grass itself. We will send the map pin with the presentation. Distances above are approximate, from Nai Yang Beach.
EIA review
All in the same Sakhu subdistrict. From filing to approval took 3 to 5 months.
The EIA register shows the approval stage, not the sales stage. In Thailand a developer may open pre-sale before approval, so 'under review' and 'on sale' can coincide. Checked on 20 October 2026 against ONEP register records; the decision benchmark is the developer's track record, not a forecast.
Developer
Rhom Bho Property PCL (ร่มโพธิ์ พร็อพเพอร์ตี้ จำกัด (มหาชน)) is listed on the Stock Exchange of Thailand under the ticker TITLE. Since 2023 a controlling stake (~68%) has been held by AssetWise PCL (SET: ASW). It specialises in low-rise resort residences near the sea, with more than twenty projects on the island.
